WHAT THE RICHMOND PLACE PROPERTY OWNERS BOARD OF DIRECTORS DOES
 
Richmond Place is a deed restricted community. The Property Owners Association Board ("POA Board") administers, interprets and enforces the protective covenants, conditions, and restrictions designed to maintain the integrity, property values and beauty of Richmond Place. To this end, the POA Board has the power and duty to budget, collect and disburse annual assessments and to maintain and administer the Common Property*.

WHAT THE BOD DOES NOT DO
 
The POA Board has neither the authority nor jurisdiction to:
  1. Enforce, or in any way interfere with, issues not specifically addressed in the Covenants and Guidelines.
  2. Mediate disputes among neighbors.
  3. Amend the Covenants and Guidelines without a vote of the majority of members.
  4. Enforce animal or wildlife controls.
  5. Maintain private property, including sidewalks, easements or shorelines adjacent to private lots.

*Common Property means all of the Property, except the homeowner lots and those portions of the Property that are dedicated to the public, together with any improvements thereon and all personal property intended for the common use and enjoyment of the owners . This includes rights of way of any publicly dedicated roads, signs, fencing, landscaped entry features, any landscaping not located within a lot, parks, open areas, easements, conservation areas and nature preserves.
 
Common property includes all conservation areas as well as lakes, ponds, waterways etc. These are nature preserves, providing shelter and forage to our wildlife. They should never be used as dumpsites, even for landscape trash. Residents are urged to contact the Property Manager should they become aware of our neighborhood being abused. Action will be taken against offenders. All complaints are absolutely confidential.
